Strategic Plan
CRR will assist ownership in the analysis and assessment of the development to determine an ongoing planof action. CRR’s involvement can be as consultantsevaluating the development, as designers, engineering, architects, builders and managers preserving and maintaining the development or as marketers polishing, completing, selling and ultimately liquidating the development.
Evaluate
Evaluation of the existing development is the first step in determining the best course of action going forward. It will require gathering all the pieces to the Work-out puzzle and putting them together. Most likely it will entail re-evaluation of construction documents, design work, and cost reports.
If the consensus is that the highest and best value of the development may be achieved by marketing and selling residences, thenre-revaluation of construction documents, design work and cost evaluation will be necessary.
Stabilize
After evaluation, the first goal is to stabilize the development asquickly as possible to preserve andprotect the physical condition of and to minimize negativepublic perception of the property.
CRR will engage the Developer/Builder, Financial Institutions and Municipalities in order to develop a strategy to preserve and stabilize development while reducing conflicts and reestablishing trusting relationships. They will research and understand the current development physical and financial status. They will monitor andmaintain the development while interfacing with the governing municipalities. They will prepare and submit reports required by Missouri Department of Natural Resources. They will monitor and manage Trustee/Indenture issues, Landscaping, Displays and Inventory homes. They will develop an interim plan to market the development during stabilization period.
Polish
Based on the results of the evaluation, CRR will propose a plan to restore the condition of development andtomove forward based on refined design, landscaping, sales and marketing plans.
We will propose a plan and provide estimates to bring the existing condition of the development to amarketable condition. We will propose recommendations for changes and provide preliminary budget estimates for changes toexisting designs, landscaping plans, sales and marketing efforts.
Complete
Acting as a construction manager working at the direction an on behalf for the owner CRR will provide bidding and construction services to complete development improvements and partially completed residences. CRR will provide engineering, architectural, bidding, constructionand management services as necessary.
Sell
Provide marketing, brokerage and on-site sales servicesto sell remaining inventory and to be built residences. CRRmay act as a construction manager for the owner, or with the agreement and support of the owners, become a “builder” for the development (Agape Construction Company), marketing, selling andbuilding units. CRR will develop and implement an ongoing Salesand Marketing Plan. CRR will hire, train and supervise a knowledgeable sales staff to present and sell the product, coordinate the contract and selection process and act as liaison between the purchaser and “builder”.
Liquidate
The ultimate ownership goal is to sell the development quickly while retaining as much value as possible. CRR can assist by:
- Improving and maintaining the existing development to increase value for immediate disposal,
- Complete and market partially competed inventory
- Market, sell and close remaining “to be built” units.
